With retail big-bank lenders, we typically draft a settlement statements at least three days before closing – once we have their closing instructions. However, the lender, not us, will provide you with the final settlement statement.  For investor lenders and all-cash deals, the timeline may vary, since the same federal guidelines aren’t in play.
