Real questions from real buyers.

CAN I CLOSE VIRTUALLY?

Unfortunately not. Legal ethics and Georgia law prohibit virtual closings.

CAN’T YOU EMAIL ME THE DOCUMENTS TO SIGN WITH A NOTARY?

That’s unfortunately not possible as well. The State Bar and Georgia Supreme Court both say that we would be acting unethically if we did that. Acting unethically is not something we’re especially keen on doing.

DO I REALLY HAVE TO COME TO CLOSING?

Someone really does have to come to closing, yes. If, however, attending closing is super inconvenient, then you may be able to name an attorney-in-fact to sign for you. Ask your lender if they’ll allow it. Or, if it’s a cash closing, just let us know! We’ll happily arrange for someone in our office to sign for you, and we won’t charge you a thing to do it!

WHERE IS THE CLOSING?

Our office address is 5775 Glenridge Drive, Building B Suite 550, Atlanta, GA 30328, just like at the top of our letterhead and on every email we send out. Plug it into your favorite maps app – we like Waze – and it should bring you right here.

WHERE IS BUILDING B?

Building B is directly across from the Glenn Perimeter apartments. There is a sign out front. It says “BUILDING B.”

WHEN IS MY CLOSING?

We use Google calendar for scheduling, because, well, Google makes a darn good calendar that integrates seamlessly with most phones. Sorry, flip phone users. But, as soon as we schedule your closing, we’ll email you a calendar invitation. Be on the watch for it!

WHEN WILL I KNOW HOW MUCH I NEED FOR MY CLOSING?

If you’re working with a lender, they are required to send you a Closing Disclosure at least three business days before your closing. The Closing Disclosure will show how much money you need for closing and will come directly from your lender, not from us; we have no idea when you’ll get your CD other than at least than it’ll be at least three days before closing. On the other hand, if it’s a cash deal, then the settlement statement will come from us – usually several days before closing.

CAN I PAY WITH A CREDIT CARD?

No. The Georgia good funds law says we can only close and disburse with “collected” funds, and unfortunately credit card payments are not considered “collected.”

WHAT ABOUT ZELLE, VENMO, CASHAPP, APPLE PAY, AND SO ON?

Still no. Sorry about that!
